Commercial & Industrial Buildings

Commercial & Industrial Buildings

Buildings are where a client's operation actually happens, so a warehouse that is structurally perfect but three months late has still failed. Our buildings group manages vertical construction as a schedule problem first: long-lead structural steel, switchgear and mechanical equipment are identified and released early, because those items — not the trades on site — usually decide the completion date.

We deliver distribution and warehouse facilities, manufacturing and process plants, offices, and institutional buildings, taking responsibility for the full envelope: foundations and slab, structural frame, cladding and roofing, interior fit-out, and the mechanical and electrical systems that make the space usable.

Turnover is treated as a deliverable in its own right. Commissioning, balancing, training and closeout documentation are scheduled work with named owners, so the building is handed over ready to operate rather than ready to start a punch list.

Warehousing & distribution: Tilt-up, precast and pre-engineered steel facilities with dock levellers, high-bay lighting and heavy-duty floor slabs.
Manufacturing & process: Plant buildings with equipment foundations, overhead crane structures, process utilities and specialised ventilation.
Commercial & office: Multi-storey offices, mixed-use and retail construction, including complete interior fit-out.
Institutional facilities: Education, healthcare-support, recreation and public buildings built to their governing occupancy requirements.
Masonry & CMU structures: Reinforced block and load-bearing masonry, including fire-rated separations and architectural finishes.
Preconstruction planning: Budgeting, value engineering and constructability review run alongside design so cost certainty arrives before tender, not after.
Long-lead procurement: Structural steel, switchgear and mechanical equipment are released early, because their lead times set the completion date.
Trade coordination: Model-based coordination resolves mechanical, electrical and structural conflicts before they reach the field as change orders.
Envelope integrity: Air and vapour barrier detailing is reviewed, mocked up and inspected — the envelope is where long-term building performance is won or lost.
Commissioning & turnover: Systems are commissioned, balanced and demonstrated, with O&M manuals, warranties and training delivered at handover.
Building codes: Construction complies with the National Building Code of Canada and all applicable provincial and municipal amendments.
Energy performance: Envelope and systems are built to the governing energy code, with LEED and equivalent programmes supported on request.
Quality management: Inspection and test plans, deficiency tracking and independent third-party review at defined hold points.
Occupational safety: COR-certified programme covering fall protection, crane and rigging, confined space and hot work.
